Looking to sell your land?
We are actively seeking land purchase opportunities that fit our development criteria. All projects are privately funded with the Founder's cash (no banks). We are open to purchasing raw land or existing homes in any condition with acreage included. We generally negotiate our transactions within 1-2 weeks and require 30-45 days due diligence. We prefer to close in roughly 45 days from contract acceptance. Sometimes sooner for very straight forward transactions. We are happy to purchase directly from landowners or work through their real estate agent.
If we make an offer on your land, the price will be based on our estimated cost to develop the land and create a neighborhood we'll be proud of for generations to come. We have very little company overhead so our offer will likely be very competitive relative to what larger corporate developers can afford to pay.
Creeker's up-front development costs are substantial so please understand we cannot pay the same price per acre you may see advertised for a single five-acre lot already connected to a main road. As a developer of large tracts of raw land, we must determine how to install a road to access all potential lots located on your land, determine how to cross major washes that may require bridges or large culverts, determine how to split the land into buildable lots across complex hillside topography adhering to R-190 zoning ordinances and ADRE lot splitting rules, install power to all the potential home sites, take-on the risk of drilling the first well on your land, carry the cost of all these expenses for many years, and then make a reasonable profit for our efforts.

Unfortunately, road costs typically run into the millions of dollars which has a meaningful impact on how much we can afford to pay for land. Fortunately, our team is well versed at calculating these costs and can determine a fair offer price quickly.
